REVIEW
The Qt detailed inspection, cleaning, and review includes a complete examination of your roof. We remove any trash and debris hindering proper draining, inspect all roof areas, and locate and photograph all problem areas.
REPAIR
Our team makes minor repairs and upgrades to the roof as soon as they are discovered, as determined in the maintenance agreement.
REPORT
You are provided with a detailed report complete with a roof diagram, analysis, photos, and our recommendations for future roof repairs.
If Qt finds a significant roofing problem, we will prepare an estimate for work for your review. The work will only be completed with your approval.

Preventative RTM Checklist
Roof Surface Inspection
Check for signs of physical or hail damage across the roof surface.
Debris Removal
Clear and remove all debris from the roof and dispose of it off site.
Drainage Systems
- Inspect all scuppers, drains, and/or gutters.
- Remove debris to ensure proper water flow.
- Verify drainage points are properly sealed; repair and seal as needed using appropriate materials.
Flashing Inspection
- Examine all perimeter and interior curb flashings.
- Repair any areas of deterioration using proper methods and materials.
Pipe Penetrations
- Inspect all pipe penetrations to ensure proper sealing.
- Reset and reseal any displaced soil stack covers and storm collars.
Reporting
- Notify maintenance staff and management of any unusual conditions or items requiring immediate attention beyond standard preventative maintenance.
- Provide property staff with detailed inspection report
